📌 Quick Notes

  • 🚭 No smoking is permitted anywhere inside the property.
  • 🕯️ Please take extra care when using candles and never leave them unattended.
  • 🪨 Marble surfaces stain easily, particularly from red wine, turmeric, and other strongly coloured foods or drinks. Please wipe up any spills immediately and, where possible, use coasters or mats under glasses, dishes, and cooking equipment.
  • 🔒 Please close and lock all windows whenever you leave the property.
  • 🐠 Please do not feed the fish in the tank located in the upstairs bedroom. They are already on a long-lasting feeding system.
  • 💊 Some medicines are stored in the small wooden drawer unit in the main bedroom’s bathroom. Please keep children away and take extra care if travelling with young children.

⚡ If Something Stops Working

Most appliances have dedicated electrical switches. In the unlikely event that something stops working, please check the guidance below.

Electrical Switch Locations

  • Utility Room: The tall cupboard contains labelled switches for appliances including the microwave, washing machine, dishwasher, tumble dryer, extractor fan, fridge, boiler, and outside light/socket.
  • Basement: Additional switches are located behind the wine fridge.
If an appliance stops working:

  • If only one appliance is affected, check that its labelled switch is in the ON position.
  • If several appliances or lights stop working at the same time, a circuit may have tripped.
Please do not attempt to reset electrical switches, move the wine fridge, or adjust the boiler controls.
If anything stops working, please contact the management company for assistance before attempting any troubleshooting.

🌡️ Heating & Fans

Heating

The property is heated using a Nest thermostat.

  1. Turn the outer ring clockwise to increase the temperature.
  2. Turn the outer ring anti-clockwise to decrease the temperature.
  3. Press the display to access additional options, including turning the heating on or off.
Tip: Please adjust the temperature to your comfort during your stay. If you are the last guest to leave, we kindly ask that you turn the thermostat back down before checking out.

🌀 Tower Fans

Tower fans are available in the main room and the top bedroom for your comfort during warmer weather.

  1. Turn the dial to select a timer setting:
    40, 80, or 120 minutes, or leave it on ON for continuous operation.
  2. Select your preferred fan speed using the 1, 2, or 3 buttons.
  3. Press OFF to switch the fan off.

Tip: The 5 GHz network offers faster speeds and is ideal for streaming when you are close to the router. If you experience a weak signal, connect to the 2.4 GHz network, which provides better coverage throughout the property.

Troubleshooting: If you experience any issues with the Wi-Fi, please contact your host.

The router is located in the green cupboard beneath the TV on the ground floor. It has recently been upgraded and should be working normally, so there should be no need for troubleshooting. If you experience any issues, please don’t hesitate to contact us.

🍽️ Kitchen Appliances

The kitchen is fully equipped with modern appliances for your convenience. Please follow the guidance below when using them.


☕ Coffee Machine (Jura ENA 4)

  1. Ensure the machine is switched on and displays “Ready” or the Jura logo.
  2. Place your cup beneath the adjustable coffee spout.
  3. Press the Cup button for a regular coffee or the Espresso button for a smaller coffee.
  4. The machine will grind fresh coffee beans and brew automatically.
  5. To adjust the coffee strength, press the Bean/Strength button before brewing:
    • 1 press – Mild
    • 2 presses – Normal
    • 3 presses – Strong
Please Note: Only water and coffee beans should be used. Do not add milk, coffee pods, or any other ingredients to the machine.

🍳 Cooker (Stoves Richmond Deluxe – Induction)

  • The four control knobs correspond to the four induction hob zones.
  • Turn the appropriate knob to select your desired heat level.
  • Only induction-compatible cookware can be used. A magnet should stick to the base of the pan if it is suitable.
  • The oven is controlled using the digital display and buttons on the right-hand side.
  • Use the Mode and + / − buttons to select the cooking function and temperature.
Caution: The hob surface remains hot after use, even when switched off.

📡 Microwave (Bosch)

  1. Press the rotary dial to release it, then turn it to set the cooking time.
  2. Select the appropriate power level:
    • 90W – Gentle defrost
    • 180W – Defrost & light cooking
    • 360W – Meat, fish, or delicate reheating
    • 600W – General cooking and reheating
    • 800W – Liquids and quick reheating
  3. Press Start.
  4. To pause or stop, press Stop or simply open the door.
Please Note: Never use metal containers or aluminium foil in the microwave. Always keep the turntable in place.

💧 Boiling Water Tap

The sink has two separate taps:

  • Main mixer tap – For normal hot and cold water.
  • Boiling water tap – Marked with a red indicator and dispenses boiling water instantly.

To use the boiling water tap:

  1. Push the bezel (ring at the base of the tap) down.
  2. Turn it while continuing to push.
  3. Release to dispense boiling water.
Warning: Water is dispensed at approximately 100°C. Always use a heatproof mug or cup and keep children away from the boiling water tap. If you are unsure, please use the kettle instead.

♻️ Food Waste Disposal

  1. Run cold water into the sink.
  2. Switch on the food waste disposer using the switch on the countertop to the right of the sink.
  3. Add small amounts of soft food waste gradually while the disposer is running.
  4. When grinding has finished, continue running cold water for a few seconds before switching the disposer off.

Most food scraps, including chicken and fish bones, can be disposed of using the unit.

Please do not place the following into the disposer:
  • Mango stones
  • Stringy vegetables (such as celery, corn husks, or artichokes)
  • Large or rib bones
  • Grease, fat, or cooking oil
  • Glass, plastic, or metal

Disposable food waste liner bags are stored above the dishwasher, to the left beside the tin foil.


🍽️ Dishwasher (Miele)

  1. Load the dishwasher and add detergent to the dispenser inside the door.
  2. Select a programme:
    • 45°C – Gentle
    • 65°C – QuickPowerWash (recommended for everyday use)
    • 75°C – Intensive
  3. For a shorter cycle, press the Express button.
  4. Press Start to begin the programme.

Please feel free to use the kitchen and its contents during your stay. If you use up any consumable items, we kindly ask that you replace or restock them where possible.

🧺 Laundry & Utility Room

The property is equipped with a washing machine, tumble dryer, and dehumidifier for your convenience.


🧼 Washing Machine (Miele W1 – 8kg)

  1. Load your laundry and add detergent to the detergent drawer.
  2. Select a programme using the control dial:
    • Cottons
    • Minimum Iron
    • Delicates
    • Woollens
    • Express 20 (20-minute quick wash)
    • ECO 40–60
    • Dark Garments / Denim
  3. Press the Power button in the centre of the dial to start the cycle.
Tip: Express 20 is ideal for lightly worn clothes or a quick refresh.
Please Note: Do not overload the machine (maximum capacity 8kg) and always check pockets before washing.

🌬️ Tumble Dryer (Miele T1)

  1. Load your laundry without overfilling the drum.
  2. Select a drying programme using the control dial:
    • Cottons
    • Minimum Iron
    • Delicates
    • Woollens Handcare
    • Shirts
  3. Select your preferred dryness level or leave it on Perfect Dry for automatic drying.
  4. Press Start.
If the dryer beeps or stops during a cycle:
  1. Open the door and clean any lint from the filter located behind the small flap below the door.
  2. If the issue continues, use the handheld vacuum by the sink to clean the filter housing and condenser area.
  3. If the problem persists, please contact your host.

💧 Basement Dehumidifier

The basement may feel slightly damp while the building continues to dry out. A dehumidifier is provided to help reduce moisture.

  1. Press the Power button to switch it on.
  2. The unit operates automatically—no additional settings are required.
  3. To check the water tank, gently pull open the front panel.
  4. If the tank is full, remove it, empty the water, and replace it securely.
Tip: The dehumidifier is typically run for around 2 hours each day. You are welcome to leave it running for longer if the basement feels particularly damp.

Additional pillows and a duvet are provided, allowing the sofa to be easily converted into a comfortable super king-size bed.

📺 TV & Entertainment

Main Lounge TV & Soundbar

The following remote controls are stored in the small wooden box on top of the TV cabinet:

  • 💡 LED lights remote
Wi-Fi Router: The router is located inside the green cupboard beneath the TV. Please do not move or unplug it, as it provides Wi-Fi throughout the house.

🔊 Getting the Sound Working

  1. Turn on the TV using the TV remote.
  2. Turn on the Bose soundbar using the Bose remote (it may switch on automatically with the TV).
  3. If you have a picture but no sound, check that the soundbar is powered on and not muted.
  4. Use the Bose remote to adjust the volume rather than the TV remote.

💡 Main Lounge LED Lights

The LED lighting is operated using the remote control.

  • Press the Power button (centre) to turn the lights on or off.
  • Use the colour wheel to select your preferred colour.
  • Zones 1 and 3 are used in this property.
  • Use the R / G / B / W buttons for quick access to red, green, blue, or white lighting.
  • S1–S4 are preset lighting scenes for different moods.
  • Press W+ to increase the brightness of the white light.
Please remember to switch off the LED lights before leaving the property.

💡 Basement Lounge LED Lights

The basement lounge LED lights are operated using a simple remote with an On/Off button.

Please switch the lights off when leaving the property.

🏋️ Gym Room

The TV remote is located on the shelf directly beneath the TV.

🚴 Peloton Bike

  1. Tap the screen to wake the bike.
  2. Sign in using your own Peloton account.
  3. If you do not have an account, you may sign up or use the bike manually without the screen features.
  4. Use the red adjustment knob to control the resistance.
Good to know: The pedals are compatible with standard trainers, so cycling shoes are not required.

📺 Basement Bedroom/Lounge TV

The TV remote is stored in the open cabinet shelf next to the TV.


🎲 Board Games

A selection of board games is available in the cupboards around the TV in the basement.

🚿 Bathrooms & Showers

Shower Controls

All showers in the property use the same dual-dial thermostatic control:

  • 🚿 Top dial – Controls the water flow (On/Off).
  • 🌡️ Bottom dial – Controls the water temperature.
Please Note: The temperature control is sensitive. Make only small, gradual adjustments to the temperature dial. If it becomes stiff, apply gentle, steady pressure while moving it back and forth until it returns to its normal position.

🌿 Outdoor Shower

The outdoor shower is located among the garden greenery and features a copper-style shower head above a stone basin.

  • 🔴 Left tap – Hot water
  • 🔵 Right tap – Cold water
  • 🚿 Top tap – Turns the water flow on and off
Important: Please leave the hot water tap switched OFF and use only the cold water tap. The hot water supply also feeds the drip irrigation system for the nearby hanging planters, and leaving it on may damage the plants.

🧻 Toilet Paper

Spare toilet paper is stored in the cupboard in the ground floor bathroom.

♻️ Bins & Recycling

Bin collection takes place on Wednesday morning (typically between 5:00 AM and 6:00 AM).
If you are staying over a collection day, please place the appropriate bin outside on Tuesday evening.

  • 🗑️ Black Bin – General waste
  • ♻️ Blue Bin – Mixed recycling
Please Note: General waste and recycling are collected on alternate weeks. If you are unsure which bin is due for collection, please check which bin neighbouring properties have placed outside.

Check-out must be completed by 11 AM (GMT) to allow sufficient time for cleaning and to prepare for the next guests. Please contact the host to clarfiy the possibility of a late check-out. If available, a late check-out incurs a fee of £30 per additional hour, with 1 PM being the latest possible check-out time.

Before leaving, please return the key to the lockbox and ensure the numbers are scrambled afterward. A FEE OF 100GBP WILL APPLY IF THE COMBINATION IS NOT RESET.

Kindly note that we are not responsible for any forgotten or lost items, and we cannot guarantee their retrieval.
