IMPORTANT: Do not use the lockbox on the ground on the left – this is for the cleaners.

Boiler is the living room Hot water is available on demand. The heating is controlled using the Heatmiser thermostat attached to the shelves in the living room. During the summer, the thermostat is set to standby/frost protection mode, so the heating will not activate unless the temperature drops below 17°C. To cancel the standby mode, navigate to the power button and press tick. In winter, the heating is set to 21°C. For instructions on adjusting temperature, please see manual provided. (Please don’t adjust optional settings.) The stopcock for water supply is under the bottom shelf in the cupboard below the sink.

Towel Rail in the Bathroom

Please note, the ladder towel rail above the toilet in the bathroom is not a functioning radiator – it is purely for hanging towels. The taps at the bottom should not be adjusted as this will cause a water leak.

Wifi keys

The TVs in the kitchen and bedroom are standard digital TVs. The Samsung TV in the living room also has a Smart function. In addition to full instructions in kitchen drawer, a remote control guide is provided in the living room. Volume and channel buttons can be pushed up or down, and apps including Netflix can be accessed via the coloured dots button.

Most of the lights are controlled by wifi switch panels. These panels have labels indicating which lights are controlled by each button. To turn off all the lights controlled by each panel, press the bottom right button. (You need to press button this twice in the kitchen, as one press just leaves just the under-counter lights on.) Individual lights can be dimmed or brightened by pressing and holding the relevant button. Please note, the outside light is a security light that will emit a faint glow at night even when switched off.

If there is no power/lighting in all flat or partially, please check if all the switches are switched on. Fusebox is in the utility cupboard

Additional kitchen items/cooking utensils are stored in the drawer beneath the cooker and in the metal cabinet in the entrance-way.

Bedroom blinds

Please use the chain at the right-hand side of the blind to open and close the bedroom blind. Please don’t attempt to close the blind by pulling it from the bottom without using the chain as this can break the pulley mechanism (requiring specialist repair).

Living room blinds

These are controlled remotely using the white Somfy handset in the living room.

Please don’t attempt to open or close manually.

Ensure the windows are shut when opening or closing the blinds.

To select each blind, scroll through no.s 1-5 using the left/right arrows. Once a number is selected press the up or down arrow to open or close the blind. (You don’t need to wait for one blind to finish opening/closing to go on to the next.)

If you wish to stop a blind at any point, press the ‘my’ button.

To open up the slats when blinds are down,press the up arrow briefly and immediately press the ‘my’ button.

Please note – the power to the blinds is controlled via the power socket at the bottom of the stairs. Please ensure the rocker switch is on to enable blinds to operate.

Bathroom velux windows and blinds

These are controlled remotely – please don’t attempt to open or close manually.

The remote control handset is on the wall in the bedroom near the light switch.

The windows and blinds are operated by tapping and dragging the slider – and by dragging the bar in the display.

First – press the home symbol in the bottom left to activate the remote.

Swipe across the picture display and tap to select the desired operation (e.g. all windows/all blinds). Open or close windows/blinds to desired position by dragging the slider across the bar at the bottom of the display or by tapping the bar.

Please close windows or leave minimally open when leaving the property in case of rain.

Hair dryer and ironing supplies for your convenience, and an extra heater are in the bathroom cupboard, as shown on the next video

Bin collection day is Wednesday. A collection calendar and general leaflet on refuse and recycling is provided in the kitchen drawer. See also Hounslow Council website.

The kitchen bins are located inside the low-level cupboard to the left of the fridge.

Refuse and recycling bins are located in the cupboard under the outside steps.

General refuse is collected every fortnight. Please note, the black dustbin is for storing general refuse in bin bags (there is no food bin for the property so please dispose of food waste with general refuse). General refuse should be placed on the pavement in a single black bin bag on collection day.

Recycling is collected weekly, and bins should be used as follows:

Red – plastics and metal cans (washed, lids removed, and squashed where possible

Blue – paper and cardboard (flattened)

Green – glass bottles and jars (washed, lids removed).

 

If you have only a small amount of waste and you have missed bin day, it will be a great help if you can dispose of it in one of the nearby street bins when you leave the property.

Fire/gas safety

Please don’t smoke inside the house.

There are smoke alarms and carbon monoxide alarms on the ground and middle floors. There is also a sprinkler system installed in the property, and a fire safety door at the base of the stairs on the ground floor.

Stair rail

Please be mindful that the stair rail leading up to the bedroom is not particularly robust, as there is no bracket at the top end. It’s best to try and avoid using this rail if possible.

Outside area

There are 2 garden chairs supplied in the outside cupboard for use on the patio if required. Unfortunately – while Linden Gardens has the benefit of being lined with trees, this means that the pathway to the house often gets covered in leaves. There is a broom and dustpan/brush in the outside cupboard should you wish to clear the pathway.

Provisions

My housekeepers are responsible for replenishing cleaning materials, including loo roll. In addition, I have provided a few emergency items – namely tea-bags, coffee, salt and pepper, clingfilm and foil. As I don’t live in the area, I cannot regularly replace these items, so, to help guests arriving after you, I would be very grateful if you could replace anything you finish up during your visit.

Shower

Please note, there tends to be an escape of water through the join in the shower screen, which will leave the bathroom floor slightly wet near the bath. This should not cause a slip hazard but please be aware that this isn’t a sign of anything serious.

Kitchen equipment

Additional kitchen items/cooking utensils are stored in the drawer beneath the cooker and in the metal cabinet in the entrance-way.

Bedding

There is a heavier duvet and a blanket in the cupboard off the bathroom should you need any extra bedding during cold spells.

Bedroom fan

This has fixed and oscillation settings. Please leave on stool provided as this gives sufficient height to provide a good airflow in the bedroom.

Locks/security

Front door –A key is required at all times to lock the front door – the handle must be pulled up as far as possible in order to turn the key. Please note, the handle can be slightly stiff if locking from the inside, so please ensure the door is pushed hard shut and pull the handle up as far as possible in order to turn the key.

Windows – Window lock keys are supplied for the kitchen and middle floor windows (in glass dish in the kitchen). For security, please don’t leave the kitchen window or middle floor window on the steps side open at night, or when leaving the property.

CHECK-OUT

Check-out must be completed by 11 AM (GMT) to allow sufficient time for cleaning and to prepare for the next guests. Please contact the host to clarfiy the possibility of a late check-out. If available, a late check-out incurs a fee of £30 per additional hour, with 1 PM being the latest possible check-out time.

Before leaving, please return the key to the lockbox and ensure the numbers are scrambled afterward. A FEE OF 100GBP WILL APPLY IF THE COMBINATION IS NOT RESET
